I did 193 packages today.Envelopes where 9x12 and I had 3 pieces to include a two page letter and a 11x17 site plan that went out to all the brokers in my area.I was thinking man it would be nice if some kid came along to do this :)

How do I put together a short sale package and contact the bank?

Mike:I know many are using commercial lenders to acquire REO packages; buying bulk properties, etc.I guess the question I would like to know is....can you get a commercial loan to acquire a single family property (one investment property)?

He said it accomplished two things... people generally opened the package because there was a "lump" in it, and it made owners laugh.Liens, abatements, etc are taken care of in escrow.

I've gotten a lot of work done there at a great price (even with the "premium" packages).

Sidney,You'll need to find a wholesaler that can provide a "total package" for the investor.

theya re just about 45 to 60 days from the time you submit a full package till you close if you stay on top of it and have a good offer.

If you want to send me over a bulk reo package from another state, I will run it past my investors and see if they are interested.Kirk King

Start out low, the bank is likely going to counter and you cannot go back down should the real estate market continue to silde.Also, my aggressive discount will work best in a declining market and where properties have high days on market.When submitting your short sale package, be sure to point out all the negatives, including photos, crime in the area, vandalism on nearby vacant properties, etc.
