Code violation Marketing

I really want to start marketing to owners that have code violations on vacant properties.

My question, is what approach do you take?
Postcards?
Letters stating you take over headache properties?

I like this niche, bc i can pull them up by neighborhood in my area and it states which are vacant.

Here is my take

I use code violations marketing everyday. No one every thinks about letting them do all the work for you.

They have a list that they have sited the homes for MULTIPLE VIOLATIONS.

I get the list contact the OWNERS using THE MOST POWERFUL TOOL a POSTCARD. Does not have to be open and the owner never knows that I know that they were sited.

They call me and act as though they are doing me a favour by calling and negotiating a sell. WHATEVER it works.

As far as the violations when we negotiate the title search discovers the liens and that is taken care of when we close.

It is fun and a very easy way to pick up properties.
