A seller with more hope than anxiety might not bite. 

(I am also curious but probably not all that important...... if anyone has any thoughts on type of PEX PEX-A - "Uponor" - more flexible more expensive, not a strong against high pressure; PEX-B "Viega", more rigid but harder to bend or curve, has higher pressure, oxidation, chlorination tolerance; PEX-C... ?

It is a little challenging to discuss the renovations with my wife as she is a Worry Wort and as soon as I discuss renovations she automatically goes to "this is too much money, and we can't afford it, and were going to go bankrupt, and were ruined forever" fortunately I am able to brush off my old PhD education and qualm the mini anxiety attack and return her back to base line.

Getting the first deal under our belt would definitely ease some of the anxiety I'm going through.

You will have to deal with a case of bedbugs, a tenant will overdose on heroine, a tenant will not pay and you'll have to evict, you will get a call that they have found mold, you will (insert what ever nightmare that person tells you about that drove them out of the rental business).You know what, it is nothing you can not handle and each experience that you go through will teach you that as a landlord and investor you have the skills and mindset to be very successful and all of your fears and anxiety were just in the way.

That eliminates this anxiety for your first deal.

I've also experienced what @Michael Lauther described, and understand that kind of anxiety.

But, Tenant now just constantly complaining and its giving me anxiety. 

Let me know if you guys need any other info, I'm just trying to ease some 1st time buyers anxiety.
