Orange County (as most areas) is made up of varying sub markets.

All new developments in the Tampa area where built on Swamps or Orange groves out in the Citris Park or Brandon areas because there was raw land.  

Any buyer's agents out there interested in helping me find a distressed/foreclosure/short sale in the Orange Park or west of the St John's River in Jax?

I too am in the same spot as you are (Orange County area). 

So let me ask you, what would a 2,000 square foot house, built after 2001, cost and rent for in Orange Crest, or Indian Hills, or Lake Hills, or La Sierra, or any other middle class area in your market.  

We actually build spec houses in Orange County,  CA.

English eat Squab (pigeon), and I love sushi.During the late 70s and 80s there was a big cultural adjustment for recent immigrants in certain part of the county I grew up in (Orange County) and inappropriate, over the top jokes about missing dogs were rampant.Maybe your lease clause should be modified to read: "...no dogs as pets or livestock".

Still looking for local places here in Deltona to network, don't seem to be many, though I have found a great little Toastmasters club in Orange City with great people.
