I think its a great idea, you got nothing to loose but a little time and a few bucks.

There are some light sockets that had loose covers, and I said I'd replace the covers and they were satisfied with my answer.  

The mitsubishi w/ hyper heat Link operate down to -13.They loose some amount of efficiency at those extremes but should do the trick.My other option would just be to go natural gas and skip the AC but i like the fact that these take up 0 floor space.

You'll win some and loose some, but the path you are taking right now isn't helping anyone.

It is easy to buy out of town but that comes with a lot of potential pitfalls and up front you loose 8-10% to a PM person- good or badIF you are trying it is not uncommon to have lots of them  (fall) out of escrow!
