I only have one unit that I hope I will continue to retain a tenant long term.

I continue to evaluate deals these providers send me and if something penciled I would definitely consider buying more.

Further legislation continues to impact residential RE investments.  

Only advice I can suggest is to continue to market future and guests to other channels such as a direct booking site, or the other housing platforms.In the beginnning, Airbnb and VRBO were just about the only place we got bookings, but now we get some from direct, booking.com, and a couple of other sites.Hope that helps.Mike

I have yet to have a conversation with a seller but I will keep continuing to mail and will also cold call.

If they continue to not return phone calls, my recommendation would be to contact your state securities and financial board and file a complaint.

As you approach your next purchase, start talking to lenders about pre-approval, build investment criteria, and continue educating yourself on market trends.Good luck!

The state of Maryland seems to be a high market for this but I continue to be hopeful.  

I get the 'professional silence', and have been told imperiously by other landlords that I should just not respond and ignore rambling, and responses definitely encourage more.However I find I have tenants that demand attention, if I don't answer they continue to get louder and angrier, and begin trying to come up with ways to force me to answer and get involved.
