At least in some markets I have looked at or bought in the bigger guys/girls got pricing that was much better than I could get if I did it on my own.

If you look at where the big guys like Sam Zell and Donald Trumps invest, you would ponder why these guys invest in low cap rate markets instead of high cap rate.  

You should educate yourself.Smart, hard working "little boys and girls" can do it also.  

We agree to that, and on we went.The girl then fails (refuses) to put the water bill into her name.  

Then you can decide if his income is sufficient.He has a great paying job and he has been there for a long time. he might be a long term tenant since his goal is to save money and put his girls in college.A while back one of my co-workers was in a similar bind.

I also teach the girls to not allow those boys to treat them badly.
