I think automation of home building technology (many off-site 3D printing players, some on site automation tech for construction of tract homes) will be a real factor in the next 3 to 10 years that will be the primary/only saving grace to actually make housing more affordable (easiest way to meaningfully decrease build costs).

If you are doing a tract of homes that isn't zoned for residential you may run into rezoning issues that requires city approval with alot of hoops to jump through.

Note that FNMA HomeReady is income capped by census tract, and if your lender starts putting stuff about census tracts on your preapproval letter then your agent will murder that lender, so it's on you to do that homework for yourself.
