If you are not able to run your own numbers, you are gambling not investing.

keep in mind most investor on BP of course like to regurgitate this mantra" I am a cash flow investor  Appreciation is gambling "  LOL  not sure who coined that term but it sure is prevalent on this site. the stuff I am funding for others rents are more in the 700 to 900 range.. from what I can see..

This past year has been such a tremendous adventure working on my first property!

Congrats on the new adventure! 

I am hoping to find someone to guide me along my real estate adventure and retirement that knows what’s going on.

My wife and I are in our late-40s and looking to retire from corporate life in the next 5-8 years and I am looking for my next adventure!  

Another good resource is Adventures in Commercial Real Estate. they have a lot of models that will help you get familiar with how to create an income statement and where all the line items fall.
