@Brian Burke  very good point Brian  there is a certain amount of friendship between bidders ( at least here in Oregon) but its like playing poker you keep things close to your vest.

They have different manufactures like Fleetwood and Friendship .

Looking to stay in the vicinity of Squirrel Hill/Friendship/Garfield and any other ‘up and coming’ locations (feel free to suggest). 

The key to this is helping someone without expectation of anything in return and building a genuine friendship over time. 

Most investors will want to see skin in the game from someone pitching them an idea, so make sure you'll be joining as well over and above any sweat equity you'll be putting in.Also, never make promises on returns unless it will be a loan in which case if they don't get their monthly return, they will get the property through foreclosure, and this could ruin some friendships. 

Do not attempt to develop any kind of a friendship.

I had one investor in the Midwest that I had developed a friendship with who was doing well dealing in $25,000 dollar houses and averaging about a 20% profit and doing about 20 deals a year.  

I'm here to learn, build friendships and hopefully help others when I know what I'm doing.
