I am curious if you decide to use a hard money loan how that works for you, also if you can refinance out let us know how that goes!

Replace the crazy looking bush and its dead friend with 5 dwarf nandinas and then a perennial flower that loves sun in front of them.  

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

When someone contracts me to add an electrical outlet, the minimum for "fulfilling" my contract does not include that I patch the holes that I made and painting them back, I added an outlet plain and simple.

To all my very busy experienced RE Investors that doesn't have the time to do the small things if there's anything I can do to help out let me know.

(My wife also would rather I take her out to eat instead of "waste" money on flowers that die in a week.)You don't have to answer these questions, they are just food for thought.

I can't tell you how many times we have recommended our clients to allow us to install a power outlet in a kitchen or bathroom when there isn't one.
