Governments have told tenants that they can't be evicted for non-payment of rent, and I expect we'll have to do some education on how that doesn't equate to living rent free.

They let me know I was exempt from the VA Funding Fee, which is about 2.5% of the purchase price depending how many times you’ve used this benefit (equates to about $11,500 savings for the multi family I’m looking at now).

Being as $2000 is the denominator in the equation the analysis spits out a crazy IRR of 174.25% The visual at the bottom showing the Year 1 - 30 returns shows a year 1 equity of ~$2500.

From my understanding, were you to not consider your "rent" in the equation, would be the amount left that you would need to pay as your share.It seems rather unfortunate as many podcasts and other outlets I read talk about how Duplexes and higher cover all the costs.
