If you were able to offer value in multiple ways it would entice him even more to partner with you.

Sure theres deals out there but when running the actual operating costs for C class tenants it did not seem enticing.

Try offering a VA purchase and put terms that entices the seller to go with your offer (shorter escrow day, appraisal gap clause, etc.).

The only enticing thing is he can demand a higher interest rate.

In this market however, I've been seeing people drop them to make their offer more enticing.
