Other factors may be in the endorsements to the policy.

You normally do not want the person providing the guarantee as a co-signor (endorser) to the lease (contract) as that would give them tenancy rights.  

The insurance adjuster will determine the replacement cost at the time of a claim so lying about the characteristics of your building doesn't do any good.The best way to get around this issue is the agreed value endorsement.

Just because someone is on BP as a member is not way an endorsement of their credibility and ability to execute..

The only original documents you need to have are the note and endorsements.  

they have AAPL which is a paid for endorsement that means nothing. 

There are a couple that do write a Homeowners and add an endorsement to it for the rental situation but that is the exception. 

My agent suggested adding employment liability endorsements to cover this on commercial.
