Real estate is local and if you are trying to invest at a macro level with large sums of money (which he would be doing) it's very difficult to get a durable competitive advantage over a local player that know his/her local market and is mining local deals from motivated sellers.

I think these look pretty decent for the price but don't have a lot of experience in judging how durable this type of cabinet would be compared to say, a new plywood cabinet from Home Depot.

At the end of the day they will leave, and you are left with a product that needs to be durable, look good, and be neutral enough to go with a new tenant's taste.
