After mentoring dads for 30 years, I've realized that children (young or adult) want/need: (1) role models of integrity, and (2) healthy relationship with their parents (plenty of affirmation!).

Once they get the claim paid a lot of these companies model is to fleece you on the roof.I would not do the HVAC until it is totally dead.

If you have those attributes and know how to screen well, its a very rewarding and lucrative business model.

Now to be fair I did not exit on wraps market was to good we just stabilized light rehab and sold for cash and paid off the underlying I never kept these more than 6 to 18 months and then on top of that we were very well capitalized mid 8 figures in cash so we could payoff any loan at any time if it was necessary.. so my model was different I ONLY bought props with 20 to 30% or more equity after rehab day one..

Seems like a great model if done right and with some compassion.

The vast majority of us on here are not fans of this model. 

My living expenses were almost completely rolled into the business model and I lived among an ever changing group of guests who made life lively and entertaining.
