So, go ahead and find a cheaper vendor - guarantee you can find one.But, most won't be licensed and insured to protect you from lawsuits.Oh, and what do you think your chances are of getting a cheap vendor to come back and fix something under warranty?

I've done a few owner additions and can say it is not only cheaper but a rewarding experience. 

The software normally has the information so it would be hard for a PM to make a mistake on the financials unless they changed settings in the software (such as what is included or not included in Taxable income on the 1099).So, our clients don't have issues with their year-end financials and 1099s.

Want to move to a really great Debt/Equity position.Paying off debt goes against both REI strategy of leveraging debt and also inflation, paying off with cheaper dollars and having hard assets to ride the increase in value due to inflation.  

Using a single LLC is simpler and cheaper but puts all properties at risk if one faces legal issues.

@D Giambo, Contributions into an LLC are not generally considered taxable events. 

Xero seems to be cheaper and very user friendly (from reading reviews) but like you said most accountants use QB. 

.- it is cheaper to buy a property with an existing ADU than adding one   In addition you would receive RE purchase financing.
