I would label your project as gambling, not investing.  

My friend has said he asked about it years ago and was given hard core "What they did borders on fraud" and hardcore "This goes on every day.

But I've come to know Marcus and will gamble he won't mind, and this story lends itself to how hard it is to vet a person you might want to hire.

I think I'm leaning toward investing across the border in AZ or NV which are within a 4-hour driving distance if I need to go over and check on my properties once a month.I feel like I'm a bit at a crossroads at the moment starting out. 

As a flow through entity it allows Canadians to benefit from the tax treaty between Canada and the US and get a credit for any taxes that they pay south of the border. 

To me, it is speculation or gambling.

You will tend to find that, absent oil or gambling money, states with higher income taxes end up with lower property taxes, and states with lower income taxes end up with higher property taxes. 

Some owners instead of gambling on the premium  that’s possible with individual leases just lease out the whole 4 bedroom unit at a slight price break.
