If the tenant decides to move you have the opportunity to re-rent to a more qualified individual at Market Rent.Generally we consider section 8 the bottom of the market.

On a separate note, if my personal home and all my business is in the state of Michigan at this point, would there be any benefit to designing the business as a series outline or simply a parent/child LLC set up where the parent LLC would be created in a more tax advantaged state such as TX, WY, NV etc?

When looking at a commercial property like strip mall it's a more advanced DSCR calculation, as it can include CAM's, an expense factor some use 20-40%. 30 year commercial loans do exist, I do not like ballons personally.Happy to help further on this & any future purchases as well!

Fix n flip is a quick turnaround interest only loan for a term of 6 to 24 months  The BRRR method is used for buy, rehab, rent and repeat with a more conventional mortgage structure.

Ask for them to meet you at the property to hand over keys and do a quick walk through knowing they will do a more thorough when they are by themselves (because it is much easier to do it that way).
