It's okay to be vulnerable about areas where you aren't an expert - good brokers will want to help you succeed and you're open-ness will be a breath of fresh air. 

I undertand the 50% Rule is there to cover vacancies and repairs, but just about everything in the property is new from the roof to the central air, and I don't foresee any major repairs for the foreseeable future.

The value of a house is pulled out of thin air.  

We haven't researched it much yet but I've thought about a short term rental (like air bnb) on either Lake Holcombe or Lake Wissota and those are right in your area.

We plan to replace with tankless water heaters and in-unit high-velocity small duct central heat and air (using electric baseboard for the garden unit heat), and also remove all the radiators from the building.With the furnace and water heater removed, we would like to knock down the walls dividing the current furnace room, and make one larger rear, which is the bulk of the remodeling work to be done. don't not currently have drawings or architectural plans.

I bought my first home November of 2017 and I am going to figure out how to use the spare bedroom in my house to generate some income (Air B n B/ Renting it out are the ideas I plan to lock down by the end of 3Q). 

Do NOT do a handshake deal or T&M (time and materials) because a lot of guys turn into dairy farmers and in the end the cost is double what they said it would be and then they just look like the Olsen twin meme with their hands in the air like they didn't know.

There is a reason why Air BnB is buying large buildings in certain markets (Dallas, Houston) and turning the building into all ABB’s.
