Then I found out the deal was under contract, which was what I really needed to dash my love affair with the forbidden (or more realistically, rotten) fruit that was that deal.I learned a lot so far from this process, I learned that I need to get my financing figured out before finding the next property, and that I need to always trust at the numbers.I still have a goal of buying the first deal by the end of the year to get the train rolling and chugging along towards my goal.I’m eager to meet new people and learn as much as I can.

Tax benefits, amortization, and appreciation are important too...but debt monetization and dollar devaluation is MORE important given the current state of affairs IMO.

Figure the unit could be sold in 3 years for $160,000 (this seems realistic, given the current state of affairs)... so we look 36 months down the line and see:Sale price: $160,000Total investment (expenses x 36 months and down pmt): ($20,068)Loan balance: ($99,600)NET: $40,332So, the question is, if one could reasonably expect the unit to sell for this price, does it STILL make sense if you're in the red on a monthly basis?
