My husband and I are thinking about working the BRRRR method in North Mississippi.

So Im looking at a duplex now that I have run some numbers on and looking for those wiser than myself that can offer some feedback. 2 bed 2 bath/ea side Duplex asking $123,500 (built in 2003)Property is located in South Mississippi and is a College townLot is almost 9000sqft, duplex is 1300sqft total on a slabGross rents are $15,900 annually which seems a bit below market, waiting to hear back on potential reasons ie S8, long time tenant/tenants etc?

Brandon, MS. 39047 School district is solid and the neighborhood has access to the Ross Barnett Reservoir. 

Six more banks failed today (4/15/2011) ..... or should I say were closed by the FDIC.Two in Alabama, two in Georgia, one in Mississippi and one in Minnesota.Brings the total bank failure count to 34 with Georgia way out ahead of the pack with 8.In 2010, 157 banks failed.

If you decide to start buying in MS just let me know.

Just wondering who would do a loan like that.I am looking into getting approval from a local bank in Ms. who will do an in house loan.Vincent
