That being said, I think it'd be easier to cashflow in Prince William County but the further out you get from the city the less insulated it becomes.

There is no way I would advance any developer 70% of the purchase prince unless I get in exchange from the developer a bank guarantee for all the money advanced, which I can execute right away if the deadlines for construction, for signing the deed etc are not met.

In the meantime, I am exploring the possibility of doing STR or renting to travel nurses, or other strategies.I would love to get some advice from people doing STRs in Prince George's County MD or the other options I mentioned.

@Diana Muresan yes, I ideally I would like a 4 Plex because I can get more for less basically but it's seems like it even depends on which "zone" you're in, in that city. so one part of that city may and the other may not.
