It will almost definitely be more expensive and take longer than you anticipate, and those HMLs aren't cheap. 

(Also very cheap because it only covers their property and losses they cause.)

Newer company, many times these companies come out super cheap and then when they become unfprofitable then they will re-rate and match the rest of the market.

Class B would be older (maybe 10+ yrs old) with the same amenities, or you could argue that new construction, but with cheap finishes and "bare bones" amenities, would also be B.For area: it commonly comes down to crime, schools, and convenience/entertainment access.  

Meaning if someone gives you $500k and you only are using $100k, you are still going to be paying some fees on the $400k because the lender needs to keep that cash on the sidelines.You are better off getting either DSCR loans for each or hard money at 12 months and interest only with extensions but realize that money will not be cheap. 

I have found this to be very, very cheap and a nice touch when emailing prospects.

They are super cheap and might give you a bit more peace of mind.

Houfy is a great cheap option, but I highly recommend creating a branded website to enhance your guest experience and be able to house resources, local favorites, etc.
