If they were warned in writing an after reinspected in 7 days an nothing changed ,still many wiring violations,can i evict them w 15 day notice for not conforming to NEC code an local building safety/ fire laws.I own the unit beside them also which is in danger if there is fire .last week the microwave smoked or short circuited due to their negligence w overloading.I then sited an gave warnings on th he many violations..I want them out as soon an legally as allowed by law.There is noncompliance.Thanks

If it were mine, Loud boy one warning--then non-renew--or boot out.Car issue, number the spots and assign them in the leases with a parking sticker with the spot number on it.Staple a duplicate numbered parking sticker to the lease in case you ever need it in court--vs peeling the one of the renters car.Possibly do an addendum for this to the lease if need be.Post warning signs according to local law and set up with a towing service.Car issue with no sticker parking there, have resident have service tow it--according to local law.No need to get involved in the car issue then.

I expect them to provide a timely response just like they can expect me to provide a timely response.When a tenant fails to communicate, like yours is doing right now, then I give them a written warning and remind them of the importance of responsive communication.

Hello In California do you still need to give a warning notice before giving a 3 day pay rent or quit notice to the tenant or no need for a warning notice for not paying the rent?
