Specifically geared towards real estate?

I am gearing up for all of my 1099's right now as well.

So, start gearing up to buy now, get something under contract in the next month or two or three, close in November or December, and then be ready to relist in the Spring.

The fear and noise in the office kicked my a** into high gear to accumulate income producing assets to quickly get out of the rat race. 

My plan will hit high gear one day, just not yet.

I just want to point out, you shifted gears after the first question.

When I first started investing I wanted to flip, flip, flip and end up with a big pot of gold (cash) at the end of the day.I quickly realized that wasn't the best long-term play and once I wanted to quit flipping, the cash would not come in anymore.I've since switched gears to investing in multifamily properties that cashflow well.

Obviously SF expenses differ from apartment communities so if you have one thats geared more toward a small apartment community that would be great. 

Most of these regs are anti freedom, anti landlord, social engineering geared, and of little true value.
