@Trevor J Dammon - here is an idea: play around with the BP calculators, use a fictitious property of $1 million value and tweak your numbers, then see what happens at the 10, 20 and 30 year mark.

Since I'm still midway in the project there're opportunities to tweak the plan.

Copy it, tweak it, and move on to the next policy.My recommendation is to make a list of all the things you want a policy for.

Updated 2 units, tweaked another, tuckpointing, new roof 2020 and alot of cleanout.

Tweak your rates on Air / VRBO and fill the space.

As you go through this process more you will find areas you can improve on and tweak your process.

A yield play will return a lower rate because it is already operating well and there is little upside other than inflation of market rents and perhaps some tweaking of expenses like water conservation.

Material prices have gone up a ton since covid so maybe come up with your scope of work and send it to another investor in the market and see what needs to be tweaked.

Look at this plan every single day and tweak as needed.
