I’ve traveled the country and spoke to crowds of 4000 people at one setting and gave 3 day boot camps.  

The lake was nice at Stillwater - we would ride snowmobiles on it when it would freeze solid - and Pocono Farms had a golf course that we would hunt golf balls on - but a lot of the houses were in sad states of disrepair, which is why we lived there - they were cheap. 

And, I believe, if I were to travel for business, I would be able to write off those meals. 

I think the shift in demand is primarily due to (i) locals (within 2-3 hour drive) being more open to travel to further destinations despite the pandemic and (ii) significantly increased STR supply in the market (the number of permits in operations today are apx. 2x what they were early 2020). 

We were happy that we got a really nice single family home for a cheap price, and the wholesaler made a sizable fee.

New construction going for so cheap in this area as opposed to how much new construction goes for New Jersey made me very interested in just purchasing something that is already completely done and hopefully good to go for the next few years.

Atlanta is a great market that draws a lot of travelers and does well with insurance placements as well.

Companies invest heavily into training because its actually relatively cheap.

Replacing a toilet can be relatively cheap but wasting water via a leaky toilet can add up to thousands of dollars in costs.

These people will let your property fall apart, repair they will go cheap and Capex you dont want to know.
