Looking for ways to provide short term relief for hot water tank (or combi boiler) failure so tenant has temp hot water while I seek out fix.When a hot water heater fails it is a big problem because the tenant has no hot water heater and you are scrambling to get a plumber, who are harder and harder to get and when it is last minute you are forced to take the most expensive option and still it is a long period without hot water.   

The problem with the rent moratorium is that it was not coupled to financial relief for renters or for property owners, property managers and other landlords who depend on rental income.I'll stop there lest it unleash a firestorm ...

Our central California market is just far too hot right now and there are no foreclosures to speak of due to covid relief.

Get liability relief, risk-based cleanup standards and possibly funding. 

They never went through the COVID rent relief process with New York State and just worked it out with the owner/landlord at that time. 

There is also still money available from the Ohio Rental Relief program from last October.

The American Relief Act (in the senate now) does not have an eviction moratorium because it is being passed via budget reconciliation.

If I were to sell it and carry the note for the buyer, would I then have any tax relief or pay less than I would if I sold it and received proceeds upon sale?
