I contacted FRPO asking for how their lobbying is going against bill 144.

Not only do they have a lot of great benefits just for joining (free landlord forms, legal advice, webinars, etc), but they'll send you regular updates on all the pending legislation that affect us landlords (like this one) and they help lobby against (and defeat) the ones that hurt us.  

The newer seismic codes are overkill, IMO, as many have been lobbied for hard by Simpson; there are many homes on the sides of hills in LA from the 60’s that have no seismic retrofitting and are still standing.Before going too far down the path of retrofitting your CMU building I would make sure that it isn’t already filled with rebar and mortar, as well as bond beams.

Perhaps we need a lobby(?).

Watching the couples and families in food court, movie theaters, and stores seemed no different than here.

In the main lobby to the elevator the have the wood look vinyl plank flooring.

She added a theater room and exercise room on the second story on top of her garage and I see that the tape is peeling out and it doesnt look too good.

I finished my basement with a home theater.

James, The building was left to me by my grandfather who had owned a pretty large theater (1400 seats) from 1925-1949 and bought this building but when i took over ownership about 10 years ago it was a mess but fully rented I used this building to parlay this to many other properties and now was able to move everyone out rehab and reintroduce the building much higher rents and it will be very high profit but way down the road after i spent what we did for the last year.

In order to boost occupancy and command a rental rate increase, we refinished the building’s exteriors and renovated the common areas, lobby, and restrooms.
