BRRRR is tough for OoS investors; there are a lot of moving parts in the actual process and then even more intangibles that a lot of OoS investors don't worry too much about on the front-end that can add up to make what started as a solid deal into a mess that costs a lot and can put you in turnkey territory without the guarantees.

If those dates/times don't work, I let them know that their presence is not necessary and I will inspect without them home.If they try to push back and say that I can't go in without their permission/presence, I push back and give them notice to vacate.By the way, I nip this in the bud because my written lease agreement clearly states I do not require their presence or permission.
