Add on top all of the Californians getting out of there and moving this way too, we'll see growth over the next 3-5 years+

My team personally has pivoted to more local affordable housing with local and county grants and incentives and we'll leave the more complex LIHTC deals to the big firms.  

Build a strong team, including agents, lenders, and property managers, and use tools like the BiggerPockets calculator to analyze deals.

The best strategy I seem to have deployed so far was to contact all my current tenants and let them know I’d give them a cash referral fee of $250 for anyone they recommend to me that goes through the vetting process and successfully moves in.

Again I am not buying any more rentals (i'm making more in the stock market without moving a finger).

What would be the best loan option for purchasing another property under my name that I’ll be moving into as my new primary residence? 

I’ve skied all over the world and followed a similar path described by a few folks here of moving from over a decade in LTRs to now almost exclusively STRs or niche market rentals (NH and VT so far).

Just moving when you can work from home does not fit this exception.
