Ask to see the approved final site plan for the first phase.

I am perfectly fine holding X amount in real estate.If I do see an opportunity another option is to lock it up and sell one of my existing if I think this property will perform or appreciate significantly more.

I would like to think a higher damage deposit keeps people in line, but its really a crap shoot. 

I recently signed up for BP and found the calculators on this site to be very helpful.  

It's crazy to think that a seller would do this.

I think eventually a VR set up will be common online or at RE offices.

Don't be paralyzed thinking you don't know enough to get started.

@Shiloh Lundahl I think your really onto something here. 

If this stretches to 9–12 months, holding costs could climb fast.I like your point about tightening the rehab costs, I think there’s room to bring it closer to $100K with the right contractor and materials.
