I mean even those of us that are brokers if we don't protect our position in writing we will get cut out..

Placing properties in an LLC can offer liability protection but consult a professional first.

@Brian Phor Amuse us and share how this Wyoming LLC entity structure will provide greater protections than an LLC in the state where the property is located or even where you live? 

Does anyone have a good recommendation for a real estate attorney (specializing in business formation and/or asset protection) and CPA in the Bay Area?

they're going to estimate conservatively to try to protect the lender. 

The sad truth is most who spend unnecessarily on asset protection have no understanding of what they paid for or understand how the entity structure will actually benefit them which is even more mind boggling.
