Granted - you may NOT be representing anyone in the Transaction - but think about how you would answer a TREC Investigator if one asked you about the IABS form as part of a TREC Investigation. 

You'd prefer to have everyone form a line to the left to give charity to the person who doesn't want to take work that is beneath them.

I would suggest that the day you get your keys to the property, knock on their door to introduce yourself, hand them the 60 day notice with an explanation why wanted to do that in person, and try to form a meaningful connection! 

As a sponsor, there’s no way I’d form a syndicate without an indemnification.
