They usually meet the 3rd Thursday of each month but confirm on the website if you plan to attend an upcoming meeting as (very rarely) sometimes they have to do a different day.Also your profile says you're from Boston so if you do anything in Mass I'd recommend the Black Diamond Real Estate Investors group (blackdiamondrei.com) as they are also a good size and helpful (and, like RIREIG, don't try to sell you stuff :)

The most under market tenants tend to be the one's who have been there the longest which means that those units are the most expensive to turn (but the biggest monthly gain when rents are brought up to market)You don't want to risk a mass exodus particularly in February or March.

We tried to put together a MF group a couple of years ago and really could not get much traction. 90% of all properties are SFRs, so that is where the critical mass is to have a REIA group.

As to always learning, I've been working on this condo deal the last two weeks, which I've previously avoided like the plague, and have learned so much during due diligence from mentors and the GC re: condos.PPC and mass direct-mail is very expensive for starting out - so I would never recommend those.
