Seasonality seems pretty decent, as the water doesn’t freeze and they have activities year round, including spa and indoor pool.

Renter + any kind of indoor fire = a risk.Just my 2 cents.

The stuff priced really low is in such bad shape you can't afford to fix it - was at a cute red brick money pit in South Euclid this morning to experience Raindrops Keep Falling on my Head - except it was indoors on the first floor of a 2 story.

One of the buildings has an indoor pool and will have an outdoor hot tub.

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

And they require an indoor monitor in order to add an outdoor monitor. 

While you have to be patient with this approach it gets foot in door.
