They charge way less fees and will have investors who contact them looking for buyer's agents, as well as looking for agent's to sell their properties.  

That is the first step, you can’t shop before you know what you qualify for because you may fall in love with a project and realize it wont work in your financial guidelines.Also, look for agents that align with your interest.

I have found areas that allow manufactured or mobile homes only, but not an actual house, and they usually have a limit for age of the house (5 years max).

If this is true, we could see significant cap rate expansion in the next 5-7 years potentially and even in 2-3 years when we are looking for agency debt, this could have a big impact.

Vacancy costs you money, so you might even want to offer more or a bonus to tenant reps to help your place rent faster.Most of the time for agents to be helping tenants it is really a labor of love and hope of future business.
