LOLI just call them distressed buyers,value-add buyers etc.It's my own internally lingo floating around in my brain..........................If you are a broker or agent giving credits back you can protect yourself.If they are selling say a 200k house and want a deal say you are rebating half the commission back.You could do it this way.

I have done just taht I have assets but not alot of liquidity and all teh people I know that was hard money lenders even to those of us who continued borrowing they have cut off and are trying to stay floating.

The texture on the ceiling and some of the walls were a hard plaster, which was a pain to scrape and float, all without any heat (the hvac was being replaced.)

I dont figure in capX as I "float that across the portfolio, and we try to cover big ticket items up front if possible, when doing the rehab. my suggestion is to be careful buying as the market is rising, I have backed off, the deals are harder to find to meet my needs, because buyer competition has picked up. it will cycle, so be patient and only buy Great deals!!!

I know it's only a 4" X 4" piece of sheetrock, but it's cutting out the old piece, gluing in the braces, attaching the new piece, taping, floating, painting.
