We are nearly finished renovating a rental property in Oklahoma, and have started rehabbing our primary home in Tucson, AZ.

  $400 for the premium properties $350 for closer to average finishes.   

The tenants began bouncing checks, payed rent late sometimes up to 20 days late.

Kind of like the mid - late 90's in the internet.

I was also going to point out Detroit.. prices peaked there in the late 80s and into the 90s when I did my very first out of state ( for me ) lending for BRRR buyers it was Detroit and it was circa 2002 to CA investors. 

I had them installed during the remodel up there.The first floor where my wife and I currently occupy is also recently updated with a new kitchen, all new appliances and is also a 2 bedroom with a fully finished basement.

I typically work with out-of-state investors to help them capture equity and build portfolios by managing start-to-finish value-add projects.
