Being as fiscally responsible as you are is an enormous factor in staying afloat during those difficult times.  

Others in the business 30 years really do live on borrowed money and buy and sell single family property to come out better just to pay those enormous property taxes and insurance which can run $30,000-$40,000 if you have enough property.

That's why I don't carry paper.The only time I seller finance is when the property can't be bank financed and I want an enormous down payment.Those of you who do finance, should at least do enough reference checking to verify that the buyers are someone you would rent to.

@Antonio Cardenas  I'm a SLC investor, and what @Nathan Gesner said is 10000% correct (I'd suggest reading his post again, because it could end up saving you an enormous amount of cash and headache).Right now is an extremely risky time to be flipping houses (even for experienced pros).

From my research, the barrier to entry for commercial properties is enormous.
