Hi @Stephanie McPherson, Yes, as long as the LLC is truly a single member limited liability company AND a disregarded entity and you and/or your husband or your living trust is the sole member of the LLC.

Since the property is now owned by the LLC the LLC will be doing the exchange (unless it is just a disregarded entity for taxes and does not file it's own tax return - in which case you could once again buy as yourself - important lending consideration).2.

I want to know should i setup a LLC ( Disregarded Entity) or a S Corp so i can pay some property management fees to that LLC, pay my phone bills, office rents, other expenses as writeoffs ?
