I’d like to get a deal sooner rather than later because I feel like this is a good time to negotiate prices down. 

Most agents will need you to provide a pre-approval from a bank or a proof of funds.As far as strategies, depending on the market, off-market deals generally go to investors using cash or hard money.

Hi @Jason Larranaga house hacking is a great way to go. 

You couldn't wash more than a handful of things at a time and never dry enough.  

Do your own comps and due diligence(as any other deal).They produce a lot of deals but I rarely see any that make sense.
