For instance: A stove- 500 Backsplash-400 Cooktop - 500 Granite Counter Tops- 1500 Dishwasher- 500 New Sink - 250 Fridge - 550 Cabinets- Cost to refinish older cabinets in nicer condition ????

I work with hundreds of investors who prefer the middle part of the country and south of the mason dixon line.

This is how I bought my current primary home for $500 out of pocket that now has several hundred thousand in equity & a HELOC for future deals.3. 

There's huge competition in wholesaling everywhere- sometimes hundreds of people in every market calling the same lists.

Everything should be in writing, down to the type and name of the kitchen cabinet handles, the tile name/brand/color, the texture of drywall,....everything that will be a part of this project must be in writing attached to the contract and signed by both parties.

The worst case you would have to spend couple hundred or thousand extra over a regular move out rehab to clean up the extra stuff etc.

So you are gonna sue and spend thousands to collect maybe a few hundred in penalties?

I have do between 1-5 projects annually and our team does hundreds.  

Instead of filing them when I get back to the office in the real filing cabinets (Probably going to still file the paper to make sure there are no catastrophes the first year).

But again to me, I'd rather accumulate more properties sooner that might break even than have only one property that cash flows a few hundred.
