Hey @Rio Nance you’re casting a pretty wide net with your question, since it's not specific to an area or city, but I’ll share based on what I'm seeing.

I did a quick search and all I found was issues with landlords not turning on the heat or keeping it too low when its included in the rent.

There are some DSR Rehab lenders that may lend based on ARV.Otherwise, you'll need to raise funds from family & friends.

From there, you can research through zillow/redfin whatever but your best bet would be to find an investor/agent (I a one but based in Fort Lauderdale) who can guide you through the process.

I would only underwrite based on actual rents not proforma.

Note: We do 50+ investment property loans a month and the most important thing I tell BUYERS of properties being sold as or soon to be STR is make sure you are paying the market price per square foot and do NOT buy based on income approach/CAP rate.

Warner Robin's is another great market...there's  an airforce base and it's in close proximity to Macon which makes it ideal.

Short of that, you may target employees of Canada-based companies with a presence in KC (this is easy to find on LinkedIn).
