if you are flipping a house, you want to use nicer products that perspective buyers will like and will think a lot of money was spent on, example, you may tile a kitchen floor vs putting in linoleum which you would do for a rental. tile a back splash in a flip vs a 4" back splash on a rental. a lot also depend on the area, you do not want to overspend on items for a flip if all the houses, including rentals, have the same materials in them. throwing money into nicer stuff in an area that doesn't call for it will not bring you extra money for the property.

The total work needed was a new backsplash in the kitchen, one room needed new carpet and the old in-ground pool needed to be filled in or repaired.
