So the lease will be higher than the advertised rent, they will be responsible for minor repairs, they are responsible for obtaining the proper licenses and pay all the taxes for their business operation (If you don't do this, you will regret it one day you see a tax bill that you as the property owner who are responsible for), and they required to have a STR insurance policy.

Some locations landlords typically pay, some locations the tenants pay.I don't expect that a settlement to stop advertising commissions in the MLS will have an impact on leases, or sales for that matter.

If not and you're weary of dealing with this business you can always inform him you will begin advertising for a new tenant (which, of course, means there will be showings of the unit) and once a qualified replacement is found, his lease can be terminated.Sometimes when a tenant realizes there will be folks tromping through their place the bathroom "odor" suddenly evaporates.While you should not have to suffer loss of rent over all of this, life is too short to keep dealing with this nonsense.

Is it possible to succeed, of course, but most fail because they really don't know what they are doing.In the past, got deals prior to MLS which allowed me the best opportunity to wholesaler today, that is no longer possible unless you direct mail advertise to motivated home sellers.
