Also, keep in mind that Kansas City Missouri proper has added a ton of new regulations and will probably be adding more.Now if you are going to be paying those higher prices anyway - look further afield in KC to North Kansas City, Gladstone, Blue Springs, Lees Summit, Overland Park, Lenexa, Shawnee, Merriam - go for better schools districts, areas that actually have grocery stores and other amenities that homeowners want (a Wal-mart or Target perhaps). 

Walmart or Best Buy: TV with netflix and hulu (they all have it now) NO smaller than 50" even if the room is small.

After your fire this guy and send him back to work at Walmart, please hire a close to reliable individual who is going to fix all these issues for you and start over.

Outside of the IP cameras, you can always fall back to local security camera systems available at your local Walmart that just store footage locally for you to review on-site.

I offer these types of tenants two solutions: 1) I will set up ACH debit for them (after they fill out a permission form) and Buildium will debit their checking account on the same day each month or I send them a paper with the paynearme barcodes and they can run to walmart or cvs or walgreens and pay at the store with paynearme.
