My C-class properties have seen a jump in delinquencies. those have been largely offset by the local rental assistance programs, but due to various backlogs, the pay-outs for those programs are running about 60 days behind themselves.My A/B class properties are going gang-busters with lots of traffics, and relatively low delinquencies.K-shaped recovery, unfortunately.

In my thoughts, it's a positive thing, but not an indicator of neighborhood class A,B,C,D or structure class A,B,C,D.If it's reasonable walking distance (a 10 to 15 minute walk) to the Walmart, and fast foods like Burger King, 7-11, Arbys, Wendys, etc...

Also as far as risk - If I'm doing A/B properties, with A/B tenants - I feel there is risk, but minimal risk.Really hoping I can qualify for mortgages.

We are looking to buy mixed use property with 2 residential units and a store front2 units are rented 1 store front on the main floor is being renovated - final renovation will be dependent on the tenant Challenge is that the lower unit is not rented abs most of the lenders are looking for a lease We are not able to find financing and would love your advice Let me know what other information will be helpful Thanks
