People are lazy and don't put in off-shoots for their downspouts so water ends up pounding against the foundation of the home. 

I would guess some of your education will satisfy the Texas Education License requirements, but each state gets their pound of flesh so to speak.

I have never once had a seller say Hey I wont sell to you becasue your an agent.. and i know this is why the wholesale guru crowd pounds into newbies head they dont want a license because of secret profit etc..etc.

@Ethan Hamilton, normally I try to use the snowball method and just pound away at my lowest balance note until it's gone, then go to the next highest one, and so on.

I good friend of mine has a 70% disability rating and almost all of his health problems are due to his weight (back, knees, heart, liver, apnea, diabetes) and he was at least 50 pounds overweight and an alcoholic for his last ten years of military service!

Premise Based upon what we have witnessed in conducting commercial property condition assessments (PCAs) and commercial property roof inspections for over 30 years, we can definitely state without reservation that 'An Ounce of Prevention is Worth a Pound of Cure' meaning that a commercial property owner or real estate investor is much better off adopting a pro active as opposed to a reactive approach when it comes to maintaining a commercial property that also acts to help extend the serviceable life of major building systems resulting in a substantial savings over the life thereof.

That being said, I'd try and pound them on the terms (negotiate whatever they first offer you), and KEEP AN EYE ON THEIR CLOSING COSTS..
